The Un-Advertised Open House

This Sunday, I held an open house at my listing at 122 Elderberry Drive in Levittown.  There was an advertising glitch, and while the home appeared in the paper, it did not print with a recently reduced price, or open house.  So, I went on-line only, and posted the open house on our company website, Realtor.com, the Property Website, ActiveRain.com, and Craigslist.com.  I went the extra step and tied balloons to my signs (a lesson in futility, since they inevitably deflate before the end of the open house). 

Does on-line marketing trump print media?

This open house rocked.  Was it the signs, the on-line advertising, or the balloons?  I tried to ask all the attendees how they knew about the open house, but I was so darn busy I didn't have a chance!  The few that I was able to speak with had been keeping an eye on the house and either saw it on-line, or were driving by.

If, on some random Sunday, you decide an open house sounds lovely - do it!  You can have a successful un-advertised (in print, anyway) open house!

Actually have done that Heather.  Directional signs usually bring in people, except they come in blind. they are just following signs to a home that may or may not be within price range.

I too have done the same.  Actually I determined which agent to ask for permission to hold thir house open; based on other print and electonic posting in a neighborhood.  Then place directional signs.
While they come in blind as Maria commented; most have visited others in the neighborhoos.  I have gotten one client that way, telling those that arrived that I was not representing the buyer; thus I could represent them.

That is wonderful that you had so much traffic! I think Open Houses are hit or miss. It depends on the area, price range, etc. I wish you continued success with your Open Houses! Have a great week!

Hi Heather:  If the house is in a good location for folks to see the open house signs, I would check with the owners first, and actually go over and hold it open whenever I had the chance, and a few spare hours.  If you get traffic, how can you miss !  Way to go, Heather !
